Hi BP,

Just looking for the communities opinion on the strategy of using private money in order to buy a rental property with no money down. I am blessed to have a potential connection to a private lender who may lend at a rate of 6-8%, and want to explore this option. Basically I'm looking to hear from anyone has experience in the strategy of using private money to buy a property with no money down and then refinancing through another institution.. Lend me your thoughts!

Totally understand what your saying. I know a lot of investors want to find an agent that will funnel them deals.. Which isn't what I am looking for. I'm more than willing to find the deals, and have already done so, I just need to few moments of market expertise to tell me what areas are renting/are more desirable than others. As an agent, what would you want to hear from an investor approaching you for help?

Hi BP,

I'm an investor in southern New Hampshire looking to buy three multi-families by August. I'm looking for any real estate agent to help me establish rent averages for certain areas (specifically the Derry / Manchester area) and maybe to advise me on what neighborhoods are better than others. I wouldn't need this person to search for deals or to guide me in any way.. Just to take a look at some listings I would email them. We could turn this into a profitable relationship!

I of course didn't mean the hypothetical to extend to just buying properties all out. Just playing with the idea of putting more money down to make more profitable deals, without worrying about leverage.

Hi BP, So a pretty simple question.. Has anyone out there put more money down on a potential buy and hold deal in order to make the deal cash flow properly? For example, let's say I'm looking at a duplex that cash flows just 100 a month when I put 20% down, but 200 when I put 30% down. Obviously it seems like a good idea, I'm just wondering if anyone has made the decision to do it before. Would this strategy help someone make more deals? Now I know that putting less money down helps the investor to leverage their money into more properties, but let's make a hypothetical in where that's not a factor. Looking forward to your opinions!

Hi BP,

I'm from southern NH (near the Derry area), and am looking at multi-family investment properties in northern parts of NH, such as Coos County. If anyone here is involved in real estate in that area, or even just involved, I'd love to talk to you about some property values. Just need some quick advice to better help my search, and can reciprocate if you would be looking for advice in any southern towns!

I'm mainly looking for multi-family, however many properties with 3/4+ units start to leave my price range. I'm not necessarily looking for a SFR, I'm hoping to buy a duplex and move in to a side in a couple years after I need to move from my current location. I also didn't want to bite off more than I could chew, so I figured I'd start in one area (multi-family) and later move into other properties, like SF. However if you were to tell me that it is easier to find worth SFRs in NH right now I might change my mind.. :) @Ann Bellamy

That is very interesting Brett. Not sure what properties you are in the market for, but I would love to work with an agent such as yourself. I'm in the situation where I have a lot of business to give and would love to get in touch and bounce some ideas/properties off you. @Brett C.

To Ann - I obviously see that you are very active in the MA/NH area. Have you been seeing many duplexes coming up in the northern MA area? I want to know if I should expand my search. You have certainly given me a lot to think about. I have reached out to an agent I know through a family connection who works with investors. 

To @Brett C. - I see your from Hampstead, very cool. Are you an active investor in the area? If so, what is your opinion of the rockingham market?
