The main thing to consider in either case would be the deferred maintenance from the previous landlord. Other than that they're similar markets. Baltimore City Section 8 tenants don't neglect the home at a rate higher than Baltimore County residents, this is partially due to the fact that as a tenant using Section 8 they must adhere to certain rules. If they get too many violations (reports from landlord), they could lose their benefit. I'm a realtor from Baltimore City, and live in Baltimore County, so I know both markets pretty well. The key is to purchase in "opportunity zones" where redevelopment is slowly creeping in, but also where you could find good cash flow and great ROI.

Hello BPer's,

I frequently listen to podcasts on real estate investing, and business. One podcast that I listen to in particular is Real Estate Mastery with Joe McCall. During one of his short shows, "REI in your car", he mentioned that he believes one of the keys to becoming well rounded in a successful real estate investing career was to obtain a realtor's license. He has said in other shows that having the license has many benefits, very little downsides.

So, what say you? Is it better to have the license to add to the diversity of your real estate investing? Or is it better to focus solely on your particular market niche?

Any feedback or comments are welcomed, I love to have these types of conversations...

@Ned Carey thanks a lot for your comment, it pointed me in the right direction. I have found several that look decent, but I need to go through them with a fine tooth comb, or use them to create my own. 

Do you have any experience on wholesaling a home that is already on the MLS. I see a lot of people on BP that have vastly different opinions, but not too many that I've seen are familiar with the Baltimore market, which I think is night and day from most parts of the country.

Hello Everyone,

    I'm new to the forum, and I'm already glad I joined up. I'm new to real estate investing. I've owned a rental property for about 6 years now, but I don't consider that much experience. Tired of sitting on the sidelines, watching everyone else change their lives. Real estate investing has been a huge interest of mine for at least 10 years. Highly motivated to do wholesale deals, lease options, and build my real estate holdings for residual cash flow. Any guidance is much appreciated.

Hello everyone I'm located in Baltimore, MD, and I'm new to the forum. What's the best way to obtain the contracts necessary to start and complete a wholesale deal?
