Monthly Goals:

-Complete my first deal.
-Build my local investors buyers list to 25.
-Contact 15 Private Lender leads.
-Have my website up and running.
-Go to 20 open houses
-Have preforeclosure direct marketing campaign smoothly operateing on a weekly basis.
-Door-Knock at least 3 houses (I'm having trouble working up the courage to do this...but I will overcome it this month)

I will most likely update this more soon. But for now that's all I can think of.

I'm looking forward to what other more experienced investors set for goals.

Goals are a very important part of any successful person's life. They keep us focused by giving us direction and they help to hold us accountable when they are recorded somewhere for you or other people to see them.

So I introduce the Official Goal Setting Thread. I think it would be a good idea to start one of these each month for everyone to share their goals as real estate investors.

In my town, Kalamazoo, MI, bandit signs are outlawed. So I was talking to another investor in the area and he had some static cling signs made that say "We Buy and Sell Houses" etc. and put 3 in the windows of his car and put them in his wife's car and other family member's cars. He says he generates the majority of his leads from those signs.

I thought it was a great idea as long as you're okay with "pimping" your car out.

Why not include your web or email? Is your success rate with contacts via the web lower? Also, I have a Skype number that has a local area code. I also work full time and while I'm at work I can't answer the phone. Do you think I should set an informative voicemail message on my skype account and just let them call that?

I'm trying to construct a brochure or flier to present to potential private lenders. Does anyone have any examples of ones that they have used? I know there are certain guidelines I have to stick, for example not using the word guarantee. I'm just wondering what staples I should be including and what points you find are necessary to include on a flier advertising private mortgage lending.

Examples of what some of you guys have used would be great!

I'm composing my letters that I will be sending out to homeowners facing foreclosure and I am wondering whether I should put my cell phone number in the letter or if I should put my Skype number.

The problem with the cell phone number is that it has a weird area code. I live in Kalamazoo, MI and the area code is for Cleveland, OH. For whatever reason I see this as a potential deterrent. On the other hand, I have my Skype number, which is mainly what I use to screen calls. I rarely have the chance to answer a Skype call. For the most part, people get the voicemail and I'll call back. So which number do you think would be in my best interest to use.

I've been listening to and reading a lot of Alan Cowgill's stuff on private lenders lately. I'm wondering if anyone has hosted a luncheon for potential private lenders to present your offers?

I'd also like to know how many of you out there are successfully funding more than half of your investments with private lenders. Do you have any tips for us on locking up private investors? Examples of ads etc.?

Post: Proof of Funds

I am trying to get into preforeclosure/short sales investing but I don't have a big enough bank account to use as a "proof of funds" (usually one includes a proof of funds in his short sales packet that is submitted to lenders).

Does anyone have any suggestions as to fix this? I am looking to line up some private lenders and/or hard money lenders to fund my deals but it seems as if I'm in the midst of a catch 22. Correct me if I'm wrong but I need a deal worked out with the bank already in order to get a private or hard money lender to finance it. For proof of funds through a hard money or private lender I already need to have the funds secured... So it seems as if I need funding to get the deal and to get funding I need the deal...
Help?
