I'm pretty certain. There wasn't a huge rise in values in Kalamazoo in the recent years as far as I can tell. I'm fairly new around here but from the research I've done and the people I've talked to prices rose but nothign crazy.

I don't think prices will go down much going into the spring/summer. Usually things start to pick up around then.

here's the deal:

He owes 68k
He paid 65k in 2004

Current Market Value: $50-55k
ARV: $65k-70k
Repairs needed: $10k

I'm thinking of making my top offer with the lender $35k. That would leave me with a $20k profit, not counting closing costs, transfer tax, holding costs, etc. My plan is to use a conventional loan and moving in and rehabbing it then selling it after a few months.

What should my max offer be considering what I've said?

How is everyone doing on completing their goals??? Post an update please! I will start:

I have found my first potential deal!! YEAHH! So that is a big one for the month! Unfortunately I'm going to have to negotiate a short sale with HSBC, which I've been told by fellow investors here in Kzoo, is a difficult task.

By finding my first deal I have also done fairly well with some other goals...I have added various people to my buyers list and talked to a few more people about private lending (no takers). I haven't been to any open houses yet, but I think I can accomplish my goal of ten still.

Please update everyone on how you're doing on your goals!

When I say I work until 4pm I mean I am unable to call and talk to loss mit during my workday. I'm not a full time investor, I have a full time job M-Th.

Hi, I'm actually not a nine-to-fiver but I work 6am-4pm M-Th. I'm working with a guy right now and it's looking like I'm going to have to negotiate a short sale. My question is, how difficult is it going to be to negotiate a short with the lender when I'm working until 4pm M-Th?
