Thank you for your thoughts!  I was able to contact SmartMove and they said that the message was likely in part to the fact that his SSN is "newly" assigned. Prospect said he received it eight years ago with SmartMove said could be considered recently assigned relative to his age. 

Neither of your mentioned using SmartMove for your background checks.  I use it based off the BiggerPockets recommendation but am curious what you each use?  I'm always open.

My prospective tenant just completed the mysmartmove background check.  Hi credit is high and everything else is clean. The only issue is that SmartMove says that there is an "SSN mismatch" and that I should verify his identity but gave no further insight.

I have met tenant and his wife in person.  My husband and I got a very good feel.  Communication has been quick, friendly and professional.  I called prospect to ask about SSN and he doesn't know what is going on.  He cannot seem to access SmartMove to see if he perhaps mistyped a digit. 

Has anyone run into this problem?  Any suggestions on how I can verify his identity? Even if he gives me a copy of his social security card that doesn't necessarily answer the fact that SmartMove said there was a mismatch.

Any thoughts are greatly appreciated.

@Maya Virgo - I had this issue with Smart Move. I could not enter a PIN. I emailed customer service and it turns out that the site is really only compatible with Internet Explorer and Firefox browsers. Have your prospects try using those browsers.

Thanks for all the feedback. I'm not set on having someone fill out application before showing the unit. I'm just trying to see if there was a way to gain as much info as possible before showing it (as I don't yet own it and need to make special appointments any time I do)

@Donald Hendricks I had it written into the purchase contract that we were permitted to show the unit to prospective tenants before we close. As for the rental agreement, I've had an attorney add a clause that would give a tenant an "automatic out" if we don't close by a certain date. I have fully disclosed the situation to those that have showed interest in the unit. I'm in the executive office suites business and we have done this when we're in the processing of opening a new location and marketing the space.

I've read the BP tenant screening guide but I still have a question I cannot find the answer to. I'm am soon to close on my first duplex (in which I will be living in one of the units). I have started to market the unit and am receiving call backs. As we do not yet own the house I have to coordinate tenant showings with the sellers.

So as to avoid disturbing them excessively, I'd love to make sure a candidate is mostly qualified before showing the unit. At least verifying some major things like employment, criminal history, etc.

Does anyone ask a tenant to complete an application before showing the unit? How has this worked out for you?

If not, are there ways you recommend screening a tenant to make sure they are somewhat qualified before a showing?
