Dear fellow Bigger Pockets members,

Finalizing a renovation of a 90 yr old apartment building. Feel most comfortable with a Cost + job with my GC as it allows me to get multiple bids for each line item and to review them and beat down the price etc. GC has a great reputation but I am unsure of his Cost + rate.

What is a fair Cost + percentage for a GC to charge on a $1M+ Project renovation in SE Florida Market?

Anyone familiar with contracting property that has a pending insurance claim. If I want to let the owner keep the proceeds, is there something we need to be careful about?

Yes, you seem to be on the right track re the possible setbacks. 

I have definitely considered, but nothing in the pipeline at this point.

@Adam Teebe I recently asked my attorney this very question. His response was that yes, the T6-8/T5 etc allowances will be applicable even to a property under 5,000 SF. As long as it complies with all the other zoning conditions.

@Heidy Fernandez Just make sure you've "pulled out all the stops" before going for eviction. It can be costly and time consuming.

@Dion DePaoli Thank you for that insight. I'll clarify what I had in mind with that question: do you know of potential issues relating to buying all the units in a building that is set up as a condominium and then dissolving the Association?
