Hi All. I hope everyone is keeping safe. After experimenting with some multi-families, I want to try my hands at New Construction. I have identified some parcels in an upcoming, growing area. Already working on permits and other processes and a few experienced friends helping with it. Now I want to find contractors in this area and how much the per sq. ft cost would be. Looking for tips from people who have worked with such professionals or professionals themselves. Any help is appreciated. God bless.

Hi All. In this market with tons of seasoned players around, how do a starter gets his/her first deal? Since good deals go away in first 1-2 days itself, what are the sources of information you can rely on. Is there a way to find out wholesalers in a particular area? Are wholesalers usually picky about getting anyone on their private listing emails? Thanks for reading and stay safe.

My property manager sent a hefty bill of $899 mentioning its Wildlife removal cost. I hear there were raccoons. Does that cost sound accurate? Any insight appreciated. thanks in advance.

Hi All, Hope everyone is doing well. I'm a newbie and want to buy a fixer-upper in East bay. I was hoping to find a general contractor who would charge some SCOPING FEES and be able to help me to determine ballpark repair estimates either by looking at Inspection reports or by walking the property in case their schedule permits. Look up James' blog post. Although a bit dated I still follow it. I ask my agent to visit the street and neighborhood and either do live video or upload videos on Google for me to review.

I have heard 44102 is nice neighborhood.
