I would check if those 100+ units have special amenities or at better/worst location?

Otherwise, I don’t think there should be a big difference. Apt is apt right? If anything it’s nicer to have a shared backyard on a triplex.

Hi guys,

We have been cold calling and texting for few month now doing 1-2 deals a month.

After trying many different things we realized the following:

1. The area you call impact largely on how many deals you get.

2. When cold calling we are able to reach 10% of the total prospects despite dialing the same list several times over a month period. For example out of 500 probate/pre probate prospects that we call 5 times we were able to get 48 on the phone and only 1 interested in selling.

Do you call probate and see similar numbers?

3. For every 100 texts we send through lead Sherpa 60 get skipped(On their DNC list) and of the 40 left only 70-75% is being delivered due to carrier block etc. That leaves us with 25% of the prospects getting the message.

I have tried many templates but cant seem to get this number up.

And advice will be greatly appreciated!

I have tried to get off market deal for 6 month. Using cold caller from the Philippines.

It is hard.

It wasn’t until a month ago that we found a list that WORKS. And currently with 4 deals under contract + one that we bought. So 5 total.

We got into unbelievable deal last month on a fully renovated property. The owner literally told us that a broker was suggesting he can sell for $275K but he “understand we need to make money”. After negotiations we agreed on $230K and we now under contract with buyer at $307K.

Don’t give up.

Three things I learned during this short period:

1. Find a way to test cheap. I wasted $12,000 and 3 month on the same lists- I now test 1500 records in less than 5 days before I decide if the list is good or not. SUPER IMPORTANT to spend you $$$ on marketing that works so keep testing small before spending more.

2.If you read an article about it or saw a YouTube video about it it’s probably doesn’t work anymore.

3. Watch who you are against up and don’t be afraid to go an hour away from where you live where there is less competition. It is very hard to win a war against a tank when you only use M-16.

Hi Guys,

I was curious if/what are you looking for when hiring a performance coach?

Anyone else doing 1-2 deals a month and is looking to take his business to the next level?

Close friend of mine generated more than $500K in wholesale fees going door to door in one year.

Thinking of ways to increase the number of leads we generate every month (currently 40 from cold calling) we consider hiring a full time person to do that.

I have done it myself on a weekend when I was in Charlotte,NC and would do it full time, but I live in NY and invest there.

We know it’s a tough job and willing to pay very well. What’s your thought about that? How would you structure a pay? What type of person you think is a good fit?

How do you guys deal with the new Fannie Mae regulations?

My lender wants 6 points on a new refinance! I refinanced with 1 points a month ago and now it’s crazy.

Any lenders here that weren’t as affected from the new regulations and can advice what to do?
