Yes you will want to do instant-book on both airbnb and vrbo. It makes your life easier. You have to manage it though. It gives you options. Caveats. Choose the ones you like and keep an eye on things. ALSO you can cancel up to 3 instant books per year penalty free. Today is the last day before that resets so get to canceling lol.

I think the instant-book-off and the lack-of-parties -was a coincidence. There are plenty of old boring people using instant-book. In other words turning it off is not going to be a filter for Miller Lite.

In order to get rid of the parties you have to make yourself more clear. It's exactly like LTR. If you don't want someone under 600 credit, you don't take anyone under 600 credit. Simply tweak your listing and your messages to make it VERY CLEAR parties are not allowed at your property. In fact I wouldn't even use the word party. "this is a quiet family property" something like that. VERY FIRM.

Thank you Carl for sharing your thoughts. I think I have tried everything. My first rule listed is "> NO PARTIES OR LOUD MUSIC. We have a zero-tolerance policy to this rule and so we cannot stress it enough..." I even have this in my listings descriptions. I don't allow one-night bookings on the weekends. I've direct messaged guests I was suspicious of after they booked to remind them parties are not allowed, and still they disrespectfully threw a party. I realize that I will miss out on some bookings, but to me it is worth it.

Curious what other hosts do with auto-booking. Do you have it enabled or not?

Thanks Phil for your response. I'll definitely start to screen cleaners and handy people now. 

I live in Charlotte NC, where I already have a few STRs, and I'm looking to purchase one in Toledo OH. I chose Toledo for two reasons. 1) there is demand for STRs in Toledo and the market isn't oversaturated. 2) I have family that lives there in the event of an extreme emergency, I could call on them.

I live in Charlotte Andy in-laws are in NE Ohio and we have considered doing the same thing as you.

Our local STR is on High Rock Lake.

That's great, Andy! I look at homes in High Rock Lake all the time. All three of mine or in Pineville, right outside of Ballantyne. Did you purchase yours with the intent of using it for STR or already own it and turn it into an STR when not using it? 

I'm going to send you a connect request. I've been wanting to connect with other real estate investors in the Charlotte area.

We stay in touch with them & try to hire our neighbors whenever possible. Could you befriend a neighbor & possibly pay their teenager or someone else to do small tasks?

That is a great idea, Daniel! I hadn't thought about that. I have family there and plan to use it when I go back home. I'll definitely take your advice and connect with the neighbors whenever I'm there.

 Same here, used local Facebook groups to find our errand runners. You’ll never need local property management services as long as you have your own cleaners, Handyman, and optionally a good errand runner/Taskrabbit/caretaker for the little things.

Then hire an offshore virtual assistant to manage and schedule everything, and you have yourself some easy passive income 😊😊

Hello - I'm looking to remote manage a STR property myself and was wondering if anyone has experience and advice how to manage the little tasks (e.g. take the garbage cans out/in, replace the air filters, cleanout the mailbox, etc.) I have three properties in Charlotte and its easy for me to do these small tasks myself, but not sure how to manage those remotely. I was thinking of using an app like Task Rabbit for these type of jobs.


Appreciate any insight on this!
