Anyone else have a specific (possibly flexible depending on the deal) Purchasing criteria that you stick to when looking for/purchasing SFR investments. I am putting together an outline for the main area I want to stay focused on such as:

Minimum 3 bed 2 bath 

In a neighborhood with HOA.

Max .4 acre to cut down on lawn care

1300 sqft or greater

Built before 1978 

etc. 

Would love to hear what others are using and can add your prospective.

There is a vacant home I am working to located the owner to see if they would like to sell. I believe would be a perfect BRRRR opportunity. That said the electrical line running from the utility pole to the house is not connected. The line running to the home is literally disconnect and hangin in a tree in the front yard. Anyone have an experience like this? Is there a cost to have the electrical company hook it back up? Thanks.

BP friends. I am new to investing and wanting to buy my first properties this year. I am a realtor so looking for advice or learn how other realtors and or other self employed go about getting financing for your 1st deal, 2nd, 3rd and so on. I have plenty of connection in the mortgage business and already exploring that method as well as talking to local banks and or CU's. What do you recommend is the best ways. Looking forward to hearing from you.

My name is Patrick. I have been a realtor in Nashville for a minute and looking to start investing in SFH/Multi. I would love to meet others in the area who are active in the investing side and hopefully be able to create a relationship to help each other in the investing and growing our portfolios. I was born in Nashville, but spent most of my time growing up in Murfreesboro so know that area well and want to focus my efforts in acquiring real estate in those areas if the deals make sense.
