Financing for first deal being a Realtor

BP friends. I am new to investing and wanting to buy my first properties this year. I am a realtor so looking for advice or learn how other realtors and or other self employed go about getting financing for your 1st deal, 2nd, 3rd and so on. I have plenty of connection in the mortgage business and already exploring that method as well as talking to local banks and or CU's. What do you recommend is the best ways. Looking forward to hearing from you.
