I am getting started wholesaling in a hot Bay Area market. I was wondering has anyone ever been successful at wholesaling homes at 500K or above? Or should I virtually wholesale in a different market?

@William Hochstedler  If I found a motivated seller without the assisting of a realtor, can I keep the option money that the tenant buyer is putting down when I am assigning the contract to him or her for a LO assignment?

@Brent Coombs Yes I think you are correct in that it entices the Realtor by collecting a commission on the front-end.

I want to get into Lease Options Assignments niche. Are LO assignments the same as Lease Purchases? What is the step-by-step process for LO assignments? Are there any good courses or books out there for Lease Option Assignments?
