I would imagine that BP wouldn't offer forclosure.com on their site if it wasn't a valuable resource. However I wanted to see what people who have used it think about it personally.

Such as is the price worth the value it forclosure.com brings? What are your experiences with forclosure.com? What are the negatives about the site? Etc. 

Any info would be greatly appreciated!

I agree with renting by the unit as well unless your in the situation of owning a 15+ room building then the opposite would make the most sense. Have you ever found yourself in the situation of teacher housing? Obviously they wouldn't be able to live in the same building as their students. A friend of mine who is a teacher said he was offered a unit once near a school he would be teaching at for a few semesters.

Ok great, you have all given me a lot to think about here. I was worried at first I had not asked the question correctly.

@David Monroe , how would it work renting by room? Say you had a four bedroom, wouldn't there be some sort of "manager" you would have to put in place considering all the shared rooms, ie kitchen bathroom living room etc. I can see how you would maximize that way however. I appreciate the advice to talk with my attorney about the exemption. 

@Parker Detweiler would you be able to send me a copy of the contract you use for the parental guarantor? I have heard of this before and would love to see how it is written.

I am new so bare with me; first actual post.

I am looking to invest in multifamily properties located in a major city adjacent to a major college. The properties are within 4-5 blocks from the school itself. These properties are setup anywhere from 3 units to 7 units depending on the property. 

So my question is tenant placement. Obviously I want to follow the fair housing act however if I wanted to focus on tenants from the school itself how would I go about this? Is there a way to dedicate property to a specific college but still maintain full ownership? And if so how would I go about contacting the school?

I apologize if this was answered elsewhere, I could not find a similar posting.

What kind of business do you own? 

At 19 I began my ownership career opening several failing businesses from building inspections to event planning each bringing in almost nothing until I sold one and then I started my ownership career with several failing tattoo studios in the area. Solid money earners at the time. I sold all but one a few years back and purchased a small scientific equipment re manufacture business. I also am involved as a silent owner in several other small businesses like landscaping, tool wholesale resale, etc. thanks for asking!

The plan now is to get away from all that employee managing and go 100% into real estate. I'm planning once I can switch over to a broker from an agent to open up a residential/commercial property mgmt company to manage my properties and those of investor in the area. Eventfully building my portfolio into the 100s of properties in the Philadelphia area including primarily commercial rehabs.

What part of NJ are you looking to build your portfolio? I am also newish to the industry in Southern NJ and am always looking to network as well as work with fellow like minded individuals.
