Sorry to hear that Andrew, we had Castle managing 3 of our properties. We DID get our January rent payments, so I don’t know what’s up with yours there. Even when they weren’t shutting down, their customer service was horrible, so I feel your frustration with not getting a response from them. I would keep calling them during normal business hours, they claim to be “fully functional” until they shut down.

Curious how you’re able to do the refi right away? Don’t you have to have a year of seasoning?

Thanks, but I guess my real question is if I write a new lease, not an extension, that includes a couple of months that we’re covered under the old lease, is that ok? Since technically the old lease and new lease would have a couple of months overlap. If it isn’t ok, then I could do an addendum for those couple of months (making myself pm), then a brand new lease for the new year.

Hi,

Newbie question.  My current tenant's lease is up in a few months.  My property management company emailed me and said they are folding and will cease to exist in 2 weeks (no big loss, they were a nightmare).  I'm going to manage my tenant myself going forward.  I asked them if they wanted to renew their lease for another year (they're good tenants) and they said yes.  My question is: if I have them sign a new lease right now that will include the last couple months of their original term plus a year, is that ok?  Or do I need to wait out the current lease which is up in a few months.  I'd rather not do that since the lease was written by the soon to be defunct prop management company.  If I write it up myself as of tomorrow, then their old lease would overlap with my new lease.  Does signing a new lease legally terminate the old lease?  thanks for your feedback.

No, we went with Jeff stefforia. He isn't a "real estate investor cpa" though. I think he'll be fine for us, but our rental portfolio is small.

In my opinion, it's a great idea. I'm trying to find a bank that will grant HELOCs on rentals in Michigan, do you have any referrals? I'd love to do the same strategy.

We ended up going with Hollander and Lone (http://www.hollanderlone.com). But they are more wealth management, so it isn't exactly what I was asking for on this forum (a financial advisor with some REI knowledge). We are family friends with one of the advisors there so we decided to go with them.

Sorry for another post, but does anyone have a recommendation for a financial advisor in the Ann Arbor area? Someone who either is a RE investor themselves or has many clients who are?
