If you're looking for a free website, you can't go wrong with yournamehere.wordpress.com. install a nice theme, and you're set. 

I always get cards thru bosslogo.com - they are under $30 for 500 cards, full color two sides, you supply the artwork (PDF from AI).

She apparently entered and occupied a condemned building, and is now filing for compensatory damages in small claims... this looks like an easy dismissal. Visit nolo.com if you are going to small claims, it's an invaluable resource.

You may also have grounds to evict, depending upon the lease.

Hi Max - 

Re location, just what everyone else said ^. 

I believe CA has almost every REI opportunity class, and better weather than a lot of other states... there are some good threads on BP about Antioch (Lemontree/Peppertree) and perhaps Pittsburg as well. I drove around those areas a few weeks ago, and it's surprisingly not bad. If you're in soma that's only ~50 minutes away...

I think someone on BP bought 1/4 of a 4plex in Lemontree for 65k a few months ago. I see these units on CL a lot, sometimes with pretty lux interiors.

Just visit the planning dept counter and find someone knowledgeable. They will tell you the answers to almost everything you asked, in excruciating detail, and for free!

Welcome, Bobby. It's great to see someone heavily into data. I am sure a lot of folks would love to see some posts on your tech techniques.  

It sounds like you're into GIS and remote viewing... driving an area and then modeling it? 

I *really* like this area of REI, to the point of making my own GIS sets and derivatives (kmz's and fusion tables). It's so much fun, and you can even make your own scoring criteria.

This sounds exactly like that new A&E show "Multi-Family Disaster Seeking Optimistic Buyer". Did you see any hidden cameras while you were looking at the properties?

Srsly, @Mike R. is right. And I believe you can make 60k work at something, keep reading and don't give up!

Hello BP -

I saw an interesting article recently about all of the dark money flowing into Vancouver BC. It's China's ruling party, exporting their (super clean) cash and parking it in Vancouver sfr's. It's superheating the market, apparently adding a 300k premium to a lot of houses - and a lot of folks are getting pisseded.

A Vancouver local tweeted #DontHave1Million and it went viral. This week she led a group demanding data from the local government - apparently a lot of data was not available. They pumped up #GiveUsData and marched on the library - this is where the photo was taken.

Aside from the issue of whether obtaining local data can stop an rmb tsunami, it's an issue that's important, esp to REI folks. Sales data, mortgage data and more is apparently not available in Canada... yet this is the data we all rely upon so much to remain informed at a very basic level. Right?

I once had occasion to call an assessor's office in a state that did not disclose historical sales data. As I hung up the phone, I remember thinking that I would never invest anywhere there was a lack of market transparency. It simply does not make sense - even if your valuations are all commercial, and not based on sales comps.

So, BP - are you more like the people holding the signs, or more like the guy in the hat?
