@Brandon Sturgill - Nice to meet you Brandon. I do residential mortgages, 1-4 family. Conventional, FHA, construction to perm, bridge loans, bank statements, etc.

It's definitely been helpful to get a full understanding of the mortgage process / see what underwriters are looking for. Ironically I'll have to seek financing outside of a traditional bank / mortgage lender, having been a loan officer for less than 2 years.

Love it - Low down payment on a duplex is one of the best ways to get started in real estate. This was my original plan, but ended buying a single family that needed a lot of work.

I know quite a few people that self manage their own properties but don't know any that manage other peoples on a small scale. I think it could be a nice little niche to bring in a little additional income while working on scaling the acquisition side of the business.

If the numbers make sense on your friends home and it would allow her to cashflow each month, that sounds like a great way for you to get your feet wet. Even if you don't make a profit it would be a way to learn by trial and error and prepare you when the time comes for you to get your first deal.

Since they aren't married, keeping the home could be advantageous to her as a safety net until they tie the knot. You just have to sell it.

@BiggerPockets has state specific land lord forms / lease agreements available that may be worth checking out.

Hey , welcome. I just started getting involved and posting on the forum myself. Im also here in Columbus working on my core 4. Im an investor but I work at a general contractor firm. ( I've used them so much, they recognized I could be an asset to the team. so they ended up hiring me part time in the office.) So if you need a contractor or handyman services i know of some good people. I PM my own places so still learning that end of things on my own, but happy to share what I've learned with you. Hello everyone - My name is Austin Underwood and I've been browsing the forums for a while but have just recently decided it's time to start actively engaging on BP and begin the journey of investing in real estate.

About me: I'm a mortgage lender from Columbus Ohio with the plan of starting a property management company and using the brrrr method for long term buy and hold rental properties.

My WHY: Like most on BP, the goal is freedom and to begin creating generational wealth. To be clear, it's not freedom from working but the freedom to have the flexibility to travel and spend more time with my wife and kids.

Currently, I own a single family home which I consider to be a live in flip. I purchased  back in 2018 and have been slowly renovating ever since. (The renovations drive my wife crazy by the way as we have two little ones) The plan is to stay in this home until the work is finished and we hit the 2 year mark, then decide whether we want to refi and rent or sell to take advantage of the tax incentive. 

I would love to connect with other investors and property managers to learn more about starting a property management company and strategies to get the ball rolling with the brrrr method on the acquisition side.
