Thank you Daren, yes while I was still on active duty a friend of mine was from OK as well and would always talk about "OSU". I tried explaining to him that they shouldn't be aloud to use that acronyms. haha

Something you might want to explain to her is that Ohio is one of the last standing Dower states. So she kind of is already on the loan. Dower simple is "1 can buy but 2 must sell." If she doesn't agree to selling and you do it against her will she still owns 1/3 of the property at stake which would be all of your properties. 

Something else is how you are doing it. Just by telling someone that they need to do something because it helps YOU, doesn't always work. If there's anything that would back up my point is Dale Carnegie's book "How to win friends and influence people." 

These are his twelve steps to get people to get to think on more parallel scale:

Win people to your way of thinking

  1. The only way to get the best of an argument is to avoid it.
  2. Show respect for the other person's opinions. Never say, "You're wrong."
  3. If you are wrong, admit it quickly and emphatically.
  4. Begin in a friendly way.
  5. Get the other person saying "yes, yes" immediately.
  6. Let the other person do a great deal of the talking.
  7. Let the other person feel that the idea is his or hers.
  8. Try honestly to see things from the other person's point of view.
  9. Be sympathetic with the other person's ideas and desires.
  10. Appeal to the nobler motives.
  11. Dramatize your ideas.
  12. Throw down a challenge.

Dave that's awesome to hear that after you retire your planning on going right back to work just something a little bit different. Yes, after being in the business I'm sure you've seen it all, including to how much things have changed over the years.

Thanks Ed but I have something going on that night. If I wanted to find other dates to attend for that specific group where would I look?

Thanks a lot David, yes I plan on going to their meeting tomorrow night to learn and hopefully some networking as well. Any book I read about RE always talks about mentors, we we'll see if that happens. I'll see you around as well.

Thanks for the post Kim, although it wasn't for me I plan on going to the COREE meeting this Tuesday. And Seth if you would like to go to the COREE meeting too it's at 4910 N High St, Columbus OH and starts at 630 so I plan on being there around 6. This will be my first time going as well. 

William I would love to help but I'm in the same position you are in and am in that learning boat. I hope you find someone soon.  

Thank you John. That makes total sense, I talked to my uncle about these auctions who is also a real estate investor. He said that a lot of the banks are bidding on all the properties, only to get the tax right off on the margin. So I didn't know if that anything to do with retail. But obviously I was wrong. I plan on going again this Friday so I might see you there.

Yes I was at a foreclosure auction in Columbus, Oh and a couple guys started bidding fiercely for a property and the guy I was sitting next to and trying to learn from got up hit my leg and said "retail" as he shook his head.  I got up with a big chest and agreed, stupid retail I acted like I thought. However, I have no idea what he meant by retail haha. Is this what your talking about when you say "Gay lords" John?

And good question Jordan I'll be looking at Chad's suggestions as well.

Thanks Corey, I will do both things promptly. Do you invest in Dublin very often? I'm very familiar with that area considering I grew up in Hilliard.
