@Esteban Camacho unless it's an off market deal with lots of equity and below market rents, it is not a good deal. We're at the top of the market right now. No "hidden" deals on Loopnet right now. that's just my opinion! I'm still finding lots of deals and even some on MLS, but no commercial.

@Esteban Camacho       that deal was the one that got away. Another buyer beat me out in negotiations.    I don't have any other properties there.

@Brent Shields       Good deal. I don't plan on selling.  What kind of a pitch do you make to sellers who push back on the interest? I can only imagine he will talk to his friends and then last minute want to charge interest.

I've got another small mobile home park on my hands.       24 spaces.

Seller has an asking price way too high.       BUT he's willing to take $3K/mo payments "until $600K has been paid."      This translates to owner financing at 0% interest.

The park is worth $450K-$550K, but if I financed those numbers, I'd pay WELL more than $600K in total payments.

At $3K/mo payments, it cash flows $1K/mo.        If I sold all the park owned homes, it cash flows $7K/mo (for about 7 years until they're paid off).          Then my pro forma with market lot rent & efficiencies has it back at about $2K/mo cash flow.

I'd have it paid off in under 17 years and cash flow in the mean time.               BUT I'd be overpaying based on commercial value.         Would you do the deal?

I've turned real losers into good deals by owner financing. They pay a premium price, they pay a premium interest rate. You have no unexpected monthly maintenance or such, and the cash flow is almost always better.

My company has been growing, and I'm about to start training for acquisitions.

I'm on creativity max-out, and I'd love some guidance as I put together this position and training. I've done very well (winging it) myself, and have the know how, but am starting with a blank canvas as far as systems and processes go.

Who has experience and/or a template with which to start for the acquisitions agent position?

If you could ask some of the top Minds in the finance and tax planning world any question, what would it be? I have a portfolio of properties and I'm looking to level up in regards to my financing strategies and tax planning. Tomorrow I have meetings with two very bright Minds in this field. One a CPA and one a finance specialist I want to know what you guys would ask. I will try to ask your questions and respond back with discussions I have tomorrow.
