If this is something that is truly a deal and a place for your forever home for you and your family then why let it fall apart over $2k?  Seems like something that you could overcome if you really loved the property.  It's $2,000....

Sounds completely unnecessary to me.  We manage a few hundred properties and I have never heard of such a charge to the owner or the tenant.

@Huy Phan if that is the case I would drop them and be patient for better applicants.

Part of it depends on what the collection is for.  If it is a previous landlord/rental community then that should be an automatic disqualification.  We will also deny if it is utility company collections, phone bills, car repossession or something along those lines.  Typically we will overlook medical collections but then their income level and previous landlord references better be very good.

First, last and security seems all well and good but if they know how to play the game and don't care about their credit they can trash a place and get away without paying and cost you well above the security amount.

I would let them know that you are the owner/property manager but establish clear boundaries with them.  Let them know that you are available M-F 8:30-5 or whatever for any routine maintenance requests.  Any calls outside those hours should only be in emergency situations.  Make sure you clearly describe to them what an constitutes an emergency and that they will be charged a fee if it is not truly an emergency.  You could set up a google voice number as well so they do not have your personal phone number.

Treat it as a business.

You have to do what is best for you.  If you aren't into partying or have a career that you are dead set on that requires a college education then there really isn't a need for college.  You can make much more money getting into sales than you can with most college degrees.  Hell you can bartend or serve on the side and make more money than entry level jobs.

College is fun but I don't believe it is at all necessary for people who want to pursue Entrepreneurship and/or Real Estate.

I would tell them to pound sand.  They have been moved out for over four months and are trying to make a claim for a security deposit that they have no legal claim for.  At this point they are just demanding money from you.  If you give them money there is nothing to stop them from threatening you again down the line and demanding more money.

I went to York College and was originally interested in the college housing market there but have backed off and have been forced to reevaluate my plan.

There are tons of cheap property but there is a reason for that.  Lots of problems with drugs and crime right now.
