Hi everyone, I became a licensed agent in September of 2017 and have worked as an apartment locator fever since. I'd like to begin selling homes, but would like to continue apartment locating while I'm getting started. So my question is do y'all know of any brokerages in the Austin area that do both exceptionally well or is it even possibly for me to have my license under 2 different brokerages?

How common is seller financing? I know this can be an advantageous exit strategy for an older investor that may no longer want to deal with the pain of managing properties, but I'm curious as to if anyone has used this to fund their first deal in recent years. Would the MLS advertise such properties or are they something I'd just have to seek out on my own?

@Costin I. I think I'd agree with @Mike Castellow. Your criteria seems to very similar to mine but stagnation of home prices is a concern of mine that I believe can be avoided if you know the market well enough

@Mike Castellow Some of the areas that I'm interested in are Columbus, OH, Cincinnati, Omaha and Kansas City but I'm really open to anything. I'm a new investor so I'm just trying to find a growing market that'd allow me to get in with less capital than say Austin, Orlando, ect.

Do any investors in the Austin area invest primarily out of state? Finding deals in Austin seems to be extremely difficult and even though I know of people that have success in DFW and SA I'm still interesting in discovering other markets that can provide both cash flow and appreciation. Kansas City has come up a lot recently but I'm curious to as to what y'all may know.

Any investors in the Austin, TX area that focus their investing efforts in the DFW area? If so why did you opt for Dallas over SA, Houston, ect?

@David Ivy I had asked some apartment managers about it and they've all told me it was illegal but they don't seem to know anything about a possible LLC loophole
