Post: What to do if property doesn’t appraise for what I offered

I had an offer accepted yesterday but the seller said that if the property doesn’t appraise for what I offered then I will have to cover the difference(offered 315 and it was listed at 300). I then tried to put in the contract that if the property doesn’t appraise for 315 then we can discuss and make a decision on how to move forward from there. Because I do not have an extra 15K to be able to pay for that on top of rehab , down payment , closing costs etc. The seller refused and now he is saying we have to make an agreement before the appraisal on what we will do if it doesn’t appraise for 315. Such as us splitting the difference or me covering the difference. Does anyone have any ideas on how I should move forward? Especially since I can not afford to do what the seller is asking. The seller has been a pain throughout the whole process from showing me the property to now and part of me feels as though that he knows it will not appraise for 315. (Property is a Duplex and I plan on house hacking it)

I am in the process of getting approved for my first loan. I plan on buying a 2-4 unit and house hacking it. I am unsure which loan would be cheaper/the better one to use between a FHA loan and a 5% conventional loan.

Hi, 

I am in the process of buying my first rental property in South Jersey and I plan on house hacking a 2-4 unit property. I have done a plethora of research on real estate and house hacking through bigger pockets as well as some other resources but I am coming to the realization that i can learn best from someone who has already gone through this process and house hacked before. 

What would you say was something you wish you had known before you began house hacking?

Hi, thank you for offering your help! I am currently 24 and looking to buy my first house hack sometime in 2022. I will have 30K cash saved by December and will be looking to get a 2-4 unit property. My eventual goal is to house hack for the next 3-5 years and by the end of it to have 10 doors. What do you think is the best strategy to go about this? I know it is hard to refinance out of a FHA loan with MPI. My original plan was to get a new house hack each year but after doing more research I know that will be difficult. Also, how much money would you suggest I have saved to purchase my first property? Thank you!
