Looking to expand my portfolio into my beloved Philly. Huge Eagles fan. Prefer turnkey MF 8+ unit up to $2-2.2M, cash flowing. Bonus would be Center City area, tax abatement, commercial storefront, parking. What you got?

@Carlos Quiros Congrats on your journey into REI. It's one of the best paths to creating long term wealth, IMO. I've been investing for almost 2 decades and have learned a lot, some at a high cost. However, one takes those lessons and forge them into better strategies and operations.

Couple suggestions for ya as you start out:

1. get a mentor, preferably an agent investor

2. find tools on BP to analyze your deals so you're not wasting time on upside down ones

3. make sure your property cash flows - run it like a business, not a stock (appreciation play & speculative)

4. don't fall into the analysis paralysis game; get started - there is not bad time in REI, just gotta put in the work to find those deals

5. self manage the first couple if you can; you have to learn the game to play it

6. have fun!

Hi Jonny. Congrats on your REI journey for the rest of your life! Once you get on board and be successful at it, it will be all you eat and sleep as I do. I would look into zoning of your next property. The gold is in multiple structures or ADU. If it doesn't allow an ADU, see if local ordinance or zoning will allow for a RV rental. RV's are on wheels so they usually are classified differently from a fixed structure. There's a lot to learn in REI so hit me up if you need mentoring to accelerate your holdings. Good luck. Heck no! They can always change the bylaws if they get the numbers. Plus, it's an added expense for the HOA fee that cuts into my bottom line.
