Looking to start real estate investing w/ ~$100K - anywhere close to ATX to start?
Because it's our first property we're investing in, we'd like to keep it relatively close to Austin. If there are places within Austin that people think we could invest in, which areas/neighborhoods would those be? But we're definitely open to outside of Austin. Prioritizing at least a positive cash flow for our first investment property, if at all possible

Why Tx? Why not other markets outside of TX? Tx has very high property taxes, which kills cashflow and the lack of inventory is keeping prices high. You might want to consider other markets if you can't hit goals in TX.
