@Ryan M. sorry to hear you had a bad experience, but to tell the truth I loved working with Greg Downing!  When I went to his 3 day event Greg helped put me on the path that I'm on today.  I even stay in touch with Greg Downing and let him know what's going on.  There are a number of good real estate teachers out there if you buy training or not, but I for one prefer to buy training because it makes me $$$ and I get to help people.  

I've worked with Greg Downing, Bill Twyford, Dwan Bent Twyford and a number of other and you have to never give up.  Add Value ---> Find a Win/Win Solution.  


In fact I recently worked with a guy that was going through his 2nd Foreclosure. He got out of his first one and determined he wouldn't fall behind in payments again, and started renting out rooms in his house. He actually turned a cashflowing profit at the end of each month, but that was before his health problems. 


He ended up having to use all of his rent money to pay his medical bills and fell about 8 months behind on his mortgage payment. But if he moved out his health was bad enough that he would probably die. So I figured out a way to keep him in his home for free for the next year (so he can get his health up), and keep his house from going into Foreclosure.

I figured out how much his back payments were and since the renters were paying more than the mortgage, I found another investor that was willing to take the risk of the deal. The end investor wins because he was able to pay off the back payments and get a seller financed property. The previous homeowner wins because he get to live in the house for 1 year for free, and get his health back up. I win because I was able to make a large wholesale fee.

@Amiee Baker  you want to check out REI Blackbook  it is a Real Estate Investing CRM that does all the websites and autoresponders, and to-do lists and you can even do Comps on it.  It's an awesome tool and I've been  using it for 2 years now.  There is nothing else that is as quick, and easy to learn or as useful.

@Steven Hove congrats on having a dream and making it happen.  

Might I suggest reading the following two books:  The Miracle Morning and Traction as well.  They're helpful in the sense that they'll give you some organization to your business.  I actually live out in Denver, but also invest in Des Moines/Iowa as well.  I could use some extra hands/boots on the ground out there, and if you're interested we can talk and get you going.  We can see if we're a good fit and go from there.

I can understand your reasoning, but no I don't think it's misleading at all because the only money you have in the deal is $19,999.  Then the property pays for itself after that.  The property already has the financing in place, the tenants in place, so all you do is pay $19,999 to take it over and start making $400/m.....dang good deal ;D

This is a seller financed property that is also currently cash-flowing in Orlando, Florida. This property is literally paying for itself and for $19,999 Down it can be yours!

Just got a property under contract from a young man who inherited a house from his deceased family.  The property is currently in foreclosure and he's been renting it out at $800/m.  He's in the Military and hasn't been doing a good job of being an "out of the blue" landlord.  The tenants have been paying on time (month to month) but he hasn't done a good job of collecting rents, and he's had "other" financial issues the rents have been going to when collected.

I too am interested in learning the ins and outs of the Subject To in Des Moines.  I do them in Denver exactly as you just said, but I haven't done one in Des Moines yet.

I'm probably like a ton of you out there I'm constantly saying to myself, "An entrepreneur doesn't quit when they're tired, they quit when their done."  As such I'm like a non-stop freight train going 100mph till I eventually crash and say, "I'm skipping today my Brain isn't working anymore."

To help me keep my energy up I do the following:

1) Big Exercise 3x a week (Burbpees, Run, Lift)

2) Schedule my time (I'm very proficient at this, and it seems to be working well)

3) I also do the SAVERS in the Miracle Morning (Silence/Prayer , Affirmations, Visualization, Lite Exercise, Reading, Scribe/Journal) for about 30m in the morning.

About the only thing I don't do is eat healthy.  I'll admit it I ate two small bags of potato chips and a granola bar and I called that my lunch today....literally.  I also don't take very many days off.....only when I "hit the wall."

What are you guys doing to manage your personal energy?  What's been working the best?  What should I add to my bag of techniques?

@Adrien C. Perfect.  As far as what you said about, "If the mail is returned, I get excited because that's where the $$$ is."  Are you talking about if the actual homeowner returns your letter, or are you talking about the post office kicks back your mail to you?  

Tax Records & Talk to Kids....cool I'll get on and try that out.  

So far what I've been doing is:

1) Look at county website for homeowner info, hoping for non-owner occupied address

2) Talk to neighbors

3) Mail the address to see if a new address gets kicked back to me

4) Leave something at the property for owner to call me back

So far none of those options have really worked too well.
