$19,999 Down - Seller Financed - Built in Equity - CASHFLOWING SFR in Orlando

Call me at (720) 903-3600 Ext. 102

This is a seller financed property that is also currently cash-flowing in Orlando, Florida. This property is literally paying for itself and for $19,999 Down it can be yours!

Just got a property under contract from a young man who inherited a house from his deceased family.  The property is currently in foreclosure and he's been renting it out at $800/m.  He's in the Military and hasn't been doing a good job of being an "out of the blue" landlord.  The tenants have been paying on time (month to month) but he hasn't done a good job of collecting rents, and he's had "other" financial issues the rents have been going to when collected.

The county assessed value is at $76,483. The $19,999 down will go to cure all backpayments, legal fees, and recording costs. The $19,999 down will cure the loan and allow you to take over the loan via Landtrust. (Balance left on Mortgage = $34,000, ARM 2%, Monthly Payment = $400/m) $800/m Rent - $400/m Payment = $400/m Est. Cashflow. According to Rentometer you could even rent the place out at $900/m

The property condition is quite good, a little used over the years, but livable with small repairs here and there (Pictures Below) Video Walktrhough Below:

The property can be turned into a great BRRRR, or keep as a straight up rent, or even a paint and carpet fix and flip with over $20,000+ equity already built in.

Have proof of funds ready and we'll do business!

Thanks,
