I'd love to hear some personal accounts from those of you who have personal experience structuring a seller financed deal

1) How did you find the deal 

2) What negotiation strategies did you use to formulate the deal

and the most important (for me)

3) What did the deal look like?

I'm looking at trying to structure a deal that is seller financed so I can offer low/no money down, I just need some inspiration as to what that would look like, any stories are appreciated :)

@Mike McCarthy Thank you for your help!  

I'm still wondering why the bank would lend on .75 ARV even though i would have about 20% equity (giving me 75k where i only put in 20 in the first place). Doesn't that seem irresponsible on the bank's behalf? (i.e. if the borrower was to default)

What i found particularly appealing about the BRRRR method was the "velocity of money" or the fact that I could repeat this process several times and quickly. How would you recommend I achieve greater velocity with my money? (being lighter on cash capital)

Hi all!

New investor here looking to do a first time BRRRR in metro Detroit. I just had a quick question in regards to the refinance portion of the BRRRR process.

I have a potential property that I'm looking at getting that doesn't require much rehab (just appliances) and the ARV would = the sale price.

If i do a conventional 30yr mortgage on this property with 20% down ($100,000 house), rehab it (appliances only so ARV approx equates to sale price), rent it for the bank's seasoning period then go to refinance it. Assuming the cash out refi LTV is 75% would I get $75,000 or $15,000 (my true equity stake in the house)?

Sorry if this is a dumb question, but it would be interesting to find out for me!  Thank you!
