Im trying to run the numbers based off of what you gave. Don't forget to account for insurance, real estate taxes, vacancy, and property management if you decide you want to go that route. I would be happy to run the numbers for you if you give me those numbers. As for the rents I don't know what market your in. I suggest reaching out to a knowledgeable agent or property management company that is familiar with investments. Its important to be confident in your rent number

Best thing you can do is start aggressively saving for that down payment and building your credit score. Keep in mind when doing a househack especially in this market, chances are, you will not cash flow. But run the numbers with, and without your occupancy to get an idea of how the property will perform after you leave.

This is just my opinion. I believe having a successful BRRRR strategy depends on finding the right deal. And in this market, that is easier said than done. You will most likely need to find a off market deal to fulfill the 70% rule. Keep Looking!!

I don't know the law on that one. Maybe do a open house and pay her to stay somewhere for the weekend and sanitize it before she returns?

All starts with finding that first motivated seller. Once you do, you can take that lead to an investor who can show you how to go through the process.

I agree with Stephen Brown. Find a real estate agent in the area you want, who knows how to work with investors. In the end you will pay for their expertise...BUT, they should know how to run numbers, and give you piece of mind when buying your first investment as well as find you potential deals on and off the MLS. With their experience they are aware of more investor pitfalls and should be able to guide you towards a safer investment.

When running your number you first need to know what are you trying to accomplish? fix n flip, buy and hold, BRRRR?
