If it makes you feel ant better I dropped out of college for similar reasons. I didn't know why I was going and had no passion for it. I became an electrician because I wanted something hands on. So I thought. But things changed yet again I became complacent and wanted to be in a position where I could achieve more. So i did the only sensible thing. I got my license and joined KW and started living in a trailer. Now I lived with my fiancée for this time and I am lucky to have someone that can deal with my level of crazy. At this point I worked part time at both. Witch sucks. Then we moved for a job opportunity for my fiancee she really wanted. I had no idea what I was going to do so I just hit the phone and started digging. And sure enough I found a position working for a real estate team that could pay me more for doing busy work instead of relying on a commission. Now I'm able to pursue real estate full time and on course to buy my first househack by the end of this year! What your asking is hard to answer we all have our own road to travel. But I guess what I'm trying to say is F*ck it, follow your dreams and worry about the rest later.

You should look at multiple deals before you buy anything. You probably wouldn't buy the first car you were shown on the lot. At a glance. Closing costs $5,500. maintenance I do $1500/yr after initial repair cost. Vacancy depends on the area and tenants. Worse area, more turnover, higher vacancy but I think a safe number is 10%. Management 8%.  Make sure you are positive about your rents and get an inspection

Remember to be consistent with raising rents. Its easier to raise in 30$ annually so the tenant understands and knows its coming instead of raising it $150 out of the blue.

I'm trying Fiverr. There are a number of people selling lists there for less than $20 so its a great way to test the waters without signing up for anything. Have not used the list yet, but figured I would throw it out there

What are the other houses in the neighborhood wrapped with. I would keep it cheap and simple unless it’s in a nicer area where they be more necessary

Way to go! Lucky to be able to buy using FHA. I have a couple buyers right now who are getting their butt kicked trying to use FHA. How many days was this deal on the market?

I suggest running your numbers to find the max you are willing to pay if your looking for cash flow. Then  you can use a escalation clause. This allows you to go X dollars over the highest bid amount until you hit your highest offer. This way you pay what you need to win and don't over shoot trying to compete in this crazy market.
