Hi all - I was hoping to get some good local referrals for a painter and carpet installation. The home I am about to close on needs a few cosmetic touches. Some info on the house:

3 bedroom, 3 bath - the 3 beds and staircase need carpet replacements - im currently being quotes for $3.7K which I believe is high. But please correct me if im wrong 

2 bedrooms needs repainting (they are currently colored bedrooms) as well as the ceiling in the living room.

Im sorry? I didn't meant to be elusive...

The home is a 3 bed 2 bath, 1344 sq ft, 234K listing price (agent has agreed to accept listing price as my offer). It is located in East Bernard in a new build community and will not be ready until Jan. The only money needing to be put down is earnest $5K. Rentals are not existent currently but in 2020, a 4 bed 2 bath 2000 sq ft home rented for $1750. 

It would be purchased with a conventional loan of 20-25% down. I am new investor and live in CA. 

I wanted to get investors advice on buying a new build home in East Bernard. What are pros? What are cons? Would you recommend? The home will not be done until December 2021. But the area has low inventory of rentals so supply<demand. 

@Andreis Bergeron hello! i do already have a lender and am preapproved for 500K (although the highest i feel comfortable going is 350-400). I would be putting 20% down, but if I purchasing around $275K and lower, I could put more towards 30-40%. 

Although cash flow is very important to me, I am trying to build equity for myself. So I am looking equally at the potential of appreciation.

Hi all - I'm a new investor looking to begin my journey to financial freedom. I am currently based in CA and like a lot of people, I am looking to invest out of state and in the DFW region. 

Because I am not a local to the area, I was hoping to hear from tenured investors/residents as to what are some solid areas to look at within DFW. My price range is 300-350K, with goals of positive cash flow and long term hold. Looking in B class areas. I'd love to hear your thoughts and opinions on my criteria!

Hi all - I am a new investor who has heard about the prospects of investing in Dayton real estate. Because this will be my first property, I am looking for a turnkey SFR in a B/A class neighborhood. That being said, I know there is much opportunity to fix and flip homes in C+ class areas. I'm hoping to hear more from the Dayton investor community about their experience and recommendations when investing. Would be great to hear the areas you recommend looking into. @Dhea Suseno Hey Dhea! I'm in the same situation, I live in SoCal and am hoping to purchase a SFR in PHX (chandler, gilbert, ahtuwakee). Just wanted to share my experience so far: I have noticed that homes in my price range ($350K) have been going for 40-60K more than asking. Not only that, homes will receive dozens of offers in a couple days. If you're buying all cash, then you have a great leveraging power. I'm using a conventional loan and even when I put offers above asking, they are not as attractive to a cash buyer. I've been looking for about a month and a half, have put 4 offers, and nada. This is not to discourage you though. I may have completely different price range and location target. But I wanted you to know the situation in PHX so that you can decide if its somewhere to dedicate your time. I have now began to adjust my search to look at Ohio, Tennessee, and Texas.
