I am closing on my first rental property in Lincoln, Nebraska. Does anyone have any good contractors for roofing, siding, and/or windows that they would recommend?

I have a title company asking for the sellers first 3 pages of the mortgage and the first 3 pages of the mortgage note. So my question is what is the difference between a mortgage and a mortgage note? Are they sometimes called different things? And what would they actually look like? I'm trying to help the seller (over the phone) identify whats what in his big stack of papers that he got when he did the refi. Thanks for all your help in advance.

If you call a title company like first American or fidelity they can give you for free access to the county data so you can research in comfort.

My direct mail campaigns have been the most fruitful for me. If your on a tight budget but can spend a little more time on them then most people you can really up your conversion rate from people doing it the faster way. I would drive around you target market and pick out the ugly houses and specifically the houses that look like rentals. Take those addresses to the county records office to find out the mailing address for those properties (you don't want to send your mailer to a tenant) and write them a note on a yellow notepad saying you want to buy their house, stick it in an envelope write out the address and slap a stamp on it. Breakdown of costs: Yellow pad: $.99 Envelopes: $2.00 Stamps: about $50 for 100 stamps Closing your first deal: Priceless So you can send out 200 for around $106. It takes time but if your low on money and have the time to put in then it's a cheap way to get started. Good luck!

Hi Peter, Welcome to BP!

Im a fairly new investor (and marine wife). We currently live in Oceanside and have shopped around a lot for a Quadplex near here. Fire Mountain area is really nice and has quite a few multiplexes, but with how hot the market was in the last few months, any turnkey or close to turnkey plexses there were selling within days and getting over asking price. Hopefully it'll calm down a bit by the time your ready to buy. When will you be back stateside?
