...and that's exactly why TSLA is one of if not the most shorted stock in history! I now take advantage of that sentiment and I ride it to new highs, when the rash of selling inevitably starts, instead of losing dizzying amounts of money, I sell my position and wait for the bottom, buy back in and ride it to the top. I wouldn't recommend it to anyone lol but it has worked tremendously for me. TSLA is not for the faint hearted!

I love all things Tesla...Models SIIIX, battery, solar roof, model Y upcoming. The stock has made me a lot of money ( it's on a tear right now) but i also believe in the products. If things work out as planned (not in Real estate), I should be trading in my sexy minivan for a Model X in 5 years lol. And yes I would totally consider the roof for a rental if it makes $$$ sense.

Check county treasurers (not assesor) website. They may have it there. Mine shows the last year's receipt and it normally shows sender's address. That's how I know if there is still a mortgage on the house (payment coming from escrow) or owned outright.

You can buy tax liens, performing and non performing notes etc. I can't help you with the details on either but digging around here should yield some great info.

What kind of counter tops are those? I just put Formica on my rental rehabs that looks like granite from a distance...looks really nice. I did the same ceramic floors too. My contractor was able to get them for about 65cents/sqft!

Thanks @James Wachob for the detail. It is an area I am actually exploring now but in the MF space. My city is very interesting....high demand for rentals so landlords generally don't take care of their properties because they will always find a tenant. Yet they still want top dollar when they go to sell despite all the deferred maintenance. I am exploring building and I have found a way to build cheaper than replacement costs so hopefully in the next few months I will be breaking ground on something :)

@Jay Hinrichs "Only have two left... .then fully retired from landlording praise the lord :)" Now that's funny!!!! Thanks for the caveat:)
