Grace, sounds like you just need to build your confidence, there are many investor/realtors, find some on BP, and see how they made the transition.  I think you are fortunate to work with investors,  I bet there is at least one person who you can share your interest with and you may be surprised at the response.

Wishing you well!

Take a look at Meetup.com and see what you find, and see if you can offer something different.  I personally like speakers on different topics or a particular strategy/geographic focus.  Hand on experiences are always popular.  All the best!

Thank you @John Morgan,  I agree with the C to C+ neighborhoods.

Hi, @Vernon Watts, I appreciate your response.  What do you consider a high-end rental?

I am a new investor, living in DC. Seeking to invest in other states to begin.  Do your thing ladies!  If anyone is local and would like to talk to keep each other accountable, I would be up for it.

A new investor, looking to focus on rental and or brrr properties in Dallas Tx. Here are a few zip codes that I am looking into right now, can you help me to narrow it down/edit? I am researching. 75211, 15, 16, 32, 41 and 75149 (mesquite)

Thank you all for your perspectives.  I think what is important for me now is applied learning, so a coach seems really attractive, finding a good one with a strategy that I want to learn does appear difficult.
