Quote from @Phil Avery:

Following, as I am also looking into getting into development. Everyone's reply has been very valuable thus far. Much appreciated.

Also Following. I plan to spend the next year or so educating myself on the markets near me and (maybe) do a duplex build to sell or rent. Always need multiple exit strategies right :)

Also looking for someone in the Peachtree city area. I have purchased a new primary I intend to hack while living in it. need a little bit of everything. drywall, flooring, minor electrical/plumbing.

Quote from @Michael Dumler:

@Aubrey Ford, I'm a big fan of this approach. However, one thing to remember about this strategy is how the prospective tenants on the main level/unit react to a separate tenant living below them. Some renters are not okay with this aspect and will overlook your property once you disclose this information. Nonetheless, many will not mind, but these are the folks you need to be careful about, as there's a good chance they will be somewhat "inferior" tenants. As always, proper screening and background checks are crucial.

Moreover, I assume the utilities are not metered separately. Please keep this in mind and confirm the investment is still sound since, technically, you'll be responsible for utilities. Considering this, how would you be able to handle the potential objection of the bottom unit tenant complaining about AC/heating since it's likely that the main unit tenant will have access to the thermostat? Furthermore, what if there is a dispute over parking between the two? I would assign parking spots respectively before leases are signed.

Best of luck!

 Thanks for this good advice!

Post: Loan contingency may have been fraudulently fulfilled

I purchased a SFH that had a septic. When inspecting the property it was obvious hte Septic needed repairs. I created a contingency for the seller to repair and service the septic system. Spent the next year rehabbing the property. Finally got tenants in last month and this month I am told the septic is full and backing into the house. What are my options here? Seems I may have been taken advantage of...

Quote from @Melanie P.:

Does it have its own entrance or will they have to go through your home to get to their rental? Sounds like you're essentially renting to a roommate with a few more bells and whistles than room-shares typically receive.

It does have its own entrance. Even its own small driveway and front yard.

I am looking to buy a 3/2 SFH near Atlanta that has a full in-law suite in the basement. Its needs a small bit of rehab to get it ready for rent. I am wanting to split them and rent the upstairs separately from the downstairs. No HOA or any restrictions I can think of. Any advice/suggestions of what I may overlook in a venture like this?.

My first deal ever last year
I purchased a two property deal in a single hard money loan. (low value properties -125k for both) Intention was to do a BRRR on both. The first one worked out perfectly. I'm getting about 8% CoC with 11% Return on Equity. The other suprised me. The rehab was about $10k more than anticipated but the post repair appraisal was $70k over my estimated ARV. The CoC and Return on Equity are not great, but now I have $70k of equity I have to figure out how leverage. If I take it out I go negative CoC and Return on Equity is below 2% :( I look at this as good problem to have and consider this a huge success for my very first deal.

Sincere thank you to everyone here. The Bigger Pockets community has been a real help for me in making good decisions
