I just purchased the Florida forms. Is there a way to receive a sample filled out form to see what kind of information is expected where? 

I will have to re-read the forms again to see if I have any questions or comments but they seem pretty well written.

I have heard of taking the outside unit but this is the first for inside air handler... Unusual indeed... sorry it happened to you.

Give the money back. No question about that.  

In the future, keep showing the house and get applications until somebody signs the lease. 

For ex. I usually do not take security deposit until they signed the lease. There is no 'i give you $$$ keep it for a week or so.' They need to decide they want to live here or not. If they want , they sign a lease and pay security deposit. Until they do that, I keep advertising and accepting applications...

Curious on the answer for this question myself... anybody on BiggerPockets from Jacksonville and Beaches who is doing AirBnb already?

This is what I know, quote from news: "A representative with Jacksonville Beach told First Coast News the city does not regulate short-term rentals and never has. An Atlantic Beach representative said they don’t allow rentals for under 90 days. "

I also happen to know that Neptune Beach has a limitation similar to Atlantic Beach.
