Ryan, good response and I concur completely although to date I have only developed about three different methods so sounds like I need to keep thinking : :type:

In regards to the agent, do you typically use one when selling or does it just depend?

Ryan, Where do you find most of your properties? Also, do you ever use a real estate agent? I have checked out your website. I know I could probably piece this togehter by looking back through your posts but since the form is fairly spread out I apologize for asking this if it has already been asked.

For those of you who get into rehabs, how often do you buy properties at foreclosure auctions? I dont see alot of people here that purchase from auctions. In general, do you find most of the good deals go the route of short sales before the aucion? For those who attend auctions, what is your opinion on the availiable properties? How often are there homes with enough equity built up to make them worth while?

And, I've heard of deals in the past where the city (or its equivalent) determines what fair market value is, and it can be quite lower than what everyone else in the world thinks fair market value is. If you disagree with their assessment of FMV, it can be quite a struggle to get it changed.

Very..very..true. And it is a struggle you are not likely to win unless you are prepared to shell out some cash to a lawyer. All in all, except for a few rare instances, i think it is wise to steer clear of such investments.

Thanks for the welcomes. If I can help anyone one out do not hesitate to ask. My head is filled with pricing for just about all areas of construction and rehab work so if you are ever trying to put together a budget I am more than happy to provide you with up to date sq ft pricing for things you will commonly come across in rehabbing or new construction. Although square footing something is not a exact science it is usually pretty darn close. Of course my input would be based on what we are paying here in Georgia so regional adjustments are always important as prices can vary.

Hello everyone. I have been visiting this site for awhile and finally decided to sign up. My brother and I have a homebuilding firm down in South East Georgia. We also have a commercial construction company that does primarily work for the federal Government. We have a few projects we are currently completing and have decided to focus primarily on the residential side. We have been fortunate enough to do well over the years and wish to scale down the company to a 3-4 man operation. We have gown tired of the hassles of large construction projects and dealing with troublesome sub contractors. We have enjoyed the home building quite a bit more and wish to expand that into rehabbing and rental property. The homes we build are primarily spec homes in the 200,00 to 500,000 dollar price range. While these are usually very profitable, they take a long time to finish and it sometimes takes a few months to get sold. We would like to use the rehab projects and rental property to fill in the gaps and ultimately may decide to so primarily that depending on how successful we are at it.

Basically what we have is a good amount of cash, good contracting experience, and a great work ethic. What we do not have is experience in finding deals or a large number of contacts in the Atlanta area. This forum has been most educational. I look forward to continuing that education as well as getting to know many of you. We have learned over the years that networking and building a reputation for honesty and fair dealings will pay dividends for years to come. I hope I can be of assistance to many members here and vice versa. Thanks for having us!

Atlantainvestor, or should I say, Gene O'Neal, why are you here? You sound an a lot like the same person over and over again under different screen names. The greed comment, saying we are stupid for not recognizing a scam. Same stuff different day. And I am betting you are the same person. Moneypoint, Bigman and Robster, I am not talking about you. But I remember not so long ago a Scott22 saying nearly the same thing. And then earlier in the discussion, a couple of times too fom a couple of different screen names, same words, same way of writing. HMMMM....

well, think what you want there chief.. these are my first posts and i plan on being a active member of this comunity. I never said anyone was stupid. Everybody makes a mistake from time to time or has someone try to swindle them. I totally agree with going after the people who committed the fraud. What I dont agree with is trying to pull those who got out early down with you. it is fairly ovbvious by your posts you do not have much investing experience. Since it is clear nobody will change your mind, and out of respect for the others, I will refrain from comenting furher on the topic and wish everyone the best of luck. The only reason i decided to chime in is because i just could not believe what you were doing by trying to question the integrity of people you didnt know.
