I don't think this goes against forum rules hopefully-can any Dallas investors tell me what you are paying per square for roofing?  Thinking of getting some bids from contractors over there for my Fort Worth property.  Just 3-tab.  Thanks!

Also keep in mind MLS fees. It's shocking the number of fees agents have to pay. MLS dues are about $130 quarter. Or if you just want sold properties or a market analysis for properties you are considering, save your self all those fees...I have a website that will give you a free market analysis and nearby solds on any property in our local MLS. just message me for details. I don't want to violate any forum rules.

I'm an investor and work for Keller Williams and love it.  I think my monthly fees are $90/month.  They also let you have two transactions a year that you don't pay a brokerage commission.  Not sure if that fits into your model, just wanted to let you know.  Feel free to message me if you would like to talk more about it.  Good luck with your exam!  

@Griffin Dorman-I have been investing mainly for cash flow to this point,  I'm not sure I would recommend that (because it does put you in the not so great neighborhoods and is a lot more work).  Being out of town, it might be better to invest in some solid neighborhoods with good schools, to attract more stable tenants.  What price range were you looking at?  It might give me a better idea of what to recommend to you. You are right about the cracked foundations.  They are particularly bad in the mid cities areas (areas around Hurst) and south through Arlington, and Benbrook as well.  I'm not that familiar with the Dallas area, mainly just the areas west of the airport.

Just wanted to say "Hi," I'm a local Fort Worth investor with 6 rental properties.  The rental market here is great.  Always easy to rent.  Eviction laws are very landlord friendly as well.  Let me know how I can help!

I don't know how things are set up in Ohio, but in Texas the county knew our Base Flood Elevation when there was not one established by FEMA. We were able to use that BFE in our application to FEMA to have our structure removed from the flood plain once we had it surveyed to determine it was above that level. It might be worth it to check with your county, city or some other government agency who might be responsible for that information. Maybe the local building department?
