Finished the rehab about two weeks ago and house is on the MLS. Originally my agent was going to price at 99k, but decided it came out so nice to price at 118,900. Hopefully will get an offer soon. I will update and post the numbers after closing.

Closed yesterday after a 2 week extension. Well into demo phase. Replaced the exterior doors and hardware, cutout tub, removed awnings on front and side door, removed door and installed drywall to enclose 3rd bedroom that was a dining room, replaced trim on several interior doors, etc. etc. roof should be replaced by early next week!

Going to require 20 % down but they are willing to loan on flips, it is a small local bank. Cash on the rehab and carry costs. Selling costs will come out in the end. I will have significant cash ( for me) in the deal, lot of skin in the game.

Funding through a smaller Community Bank. So far I have $4,310 cash in for my deposit.

Hi Alex, I appreciate your input on the windows, there are 13 windows in the house. I'm cracking on them. The house is brick. Considering getting the windows wrapped at $30 per window but may just paint the trim. The labor will be myself and a friend. The interior door hardware may need replacing as well.

Thanks Michael for the sage advice, have built in some room in the budget for surprises! As far as the time frame goes it is aggressive, hopefully we can get it done on time.
