Closed today after two 14 day extensions for the lender. Final sales price was $109,900, higher that the anticipated ARV, which was good. Enjoyed the process of taking a really run-down home and making it look brand new! Have been busy re-habbing the next flip, should be on the market in 3 to 4 weeks. Thanks to all for the interest! @Joel Owens Thank you for the input. We are having a Broker Open House this week with food and door prizes. I looked at all the comps and they do support the price. However, I am ready to drop the asking if no offers are received in the next week or two after the Open House. Not looking to get greedy on this one. The Holiday Season does concern me but I have 6 months of holding costs figured in to my numbers. Thanks again!
