I love this list and I really love the outsourcing thanks Ryan!!

Hi Everybody!  My husband and I own some properties with several other investors in the Southern Part of the U.S.  I want to purchase multifamily and do the work myself (with my husband) but feel somewhat at a loss has anyone here used a mentor? I listened to a podcast with Paul Moore who said he was mentored for a year and it was expensive but worth it- has anyone here had experience with a mentor and if so can you share what you learned and if it was worth it?  TIA!!

Wow Alex what a GREAT and encouraging post.  I am a big believer in taking action and not waiting for the "perfect" moment in time (there never is one) but your first deal can be so hard.  My husband is invested passively in many syndication deals but we really want to own our own multifamily how did you go about identifying the best real estate agents to help you with that and how do you identify the best areas to invest in?  I also have listened to a ton of podcasts but am still not that clear on how to underwrite the numbers- what is the best way to really learn this so it becomes second nature.  Would love to chat with you further!!
