The property may or not be bank owned. Lenders will secure property if they find it vacant, even before foreclosure. The town website may not update that quickly. You will want to actually go to town hall and see if a sale was recorded, or go on the judicial website and check out the owners foreclosure case. As I was walking for dollars, I noticed a foreclosed home in my neighborhood has a sign on the door with the property vendors name and number. I’ve been calling every week since and will send a letter today.

On the towns website, the prior owners name is still listed as the owner of the property but I’m almost certain the presence of a property vendor means the home is foreclosed.

Any advice on how I could find which bank owns it? Would the property vendor help me with this or most likely not since it would eliminate business for him?

I only own one property, but know that I would like to scale my buy and hold portfolio in the near future. How soon is too soon to use a rental property management software? I figured it will be useful to already have systems in place when I scale, but I also don't want to spend unnecessary money in the meantime.

Also, how do you deal with tenants who are not tech savvy when you use a property management software to run your business?

I acquired tenants when I purchased my house in October. Their lease ends November 30th. Within the last two weeks, Section 8 has reviewed their income and they are now being asked to pay more than double what they were paying before.

I gave them a lease to sign around 10 days ago and they still haven’t signed it. (Which I’m pretty sure has to do with the amount increasing) Can I revoke my offer to renew and if so, how since I only have around 15 days left until they would need to vacate?

Are there any creative financing options for short sales? I found a great deal but don’t have the full amount necessary for the down payment and closing.
