@Josh Dillingham thank josh, that's what i will do normally, they dont have leases, and frankly, i dont think they have any forms of IDs either. the current owner rented the rooms out to single room occupants on the weekly basis to mostly Spanish speaking tenants.   i need to figure out how i can serve them when i don't know their names...

@Anna M. thank you for replying to my question, and yea, i did explored the options of offering more to have the seller vacate the tenants for me, but this is not an option for them. it's a short sale, all parties have limited time to meet. but if i had to take over a tenant like this, what would you do?lol

i'm about the buy a deal with about 2 single room occupants in each floor. there are 3 floors in this two family house.  i thought to myself, single room tenants should be easier to evict being they are mostly single, they can rent a room elsewhere with no credit / income checks. but when i think again, how on earth did they find here in the first place, and where they are going to go next? i have no clues at all, and being this is not my market, i live in queens, and the house is somewhere in bronx,  i dont know how much i should be paying them to leave or does anybody have any recommendations to good eviction attorneys if it comes down to that.   the market rent is about 1800 for a 3 bedroom in that area, and the single room tenants are paying about 100 per week .

any thoughts? :)

Danny, i'm a real estate agent and invest in properties, but i wouldn't recommend myself.  here's why, 

1) i dont do a lot of deals in those areas 

2)  you statement shows that you have little or no experience in how to look for an good agent  making you look more likely  a new-sought-to-be-investor. no seasoned top agents will want to spend much with with you unless you show them you have deep pockets or what your clear need is.

3) lastly, you can find top agents in those areas easily by looking up who has the most frequent paid ads on zillow on trulia, which indicate they spend big money on advertising in those specific zip codes, which also translates to they are crushing it in those areas.

i agree with Eddie. less rental indicate less properties densities, less population, and less jobs. but it does not necessarily mean it's bad neighborhood or have higher cirme rates. some of the highest reported crime rate area are also the hottest real estate markets, simply because everyone is living there, hence more incidents. if you are looking for a area for rental property, number of rentals available in the market is the least of your worries. all properties will be rented with the right price. there are no bad rental or good rentals, everyone has different needs and criteria.
