Hi Max, Congratulations on the potential storage unit rentals. I am very happy with my garage rental unit . I used a specific, one page lease for the garage which specifies limitations on what can be stored there and the overall use (i.e., no storing hazardous materials, no running a business out of the garage etc.). Evictions should be easier than for a domicile, but I would still recommend getting a lawyer involved. I don't think you can just auction or throw out their stuff. Perhaps 'mystery shop' one of the bigger storage providers and take a look at their terms and conditions/contracts? Good luck!

I came to St. Louis via LA to invest in SFH and MFHs using the BRRR strategy two years ago and it is going well so far. I have 15 units right now and am still looking to grow. I have in the meantime gotten my realtor's license (to allow me access to the MLS, to write my own offers and see comps). Let me know if I can assist you with local area advice or perhaps even write up some offers for you... !

By the way - Saint Louis is a quirky little town, well worth a visit if you can manage.

Hi, 

USAA only offers replacement cost insurance.  The lender in my experience will need you provide insurance that covers the loan amount.  I have good success using Shelter insurance.  PM me if you need a contact for an insurance broker who understands your situation.

Thank you everyone for your very helpful input. This applicant says he is "retired" and presents himself as being well off (driving an Escalade and a Hummer). The house is nice, but in working class neighborhood, his cars alone would be an usual sight there. I do not accept cash thus far from any of my tenants, much less upfront for the year.  I appreciate the input on handicapping myself should I have to evict and losing control of the house.  My impression is that the source of funds is perhaps not taxed, to put it mildly. I am going to go with my gut and find a more suitable tenant..
