David is right. Cold calling can be a great strategy to focus on a certain type of potential leads, and the script should be modified according to that type. I'm using it and have qualified numerous leads, each time tweaking the script to get a little better feedback from the other side.

Above all - calls are meant to build relationships. NOT to convince people to sell/buy with you.

This is my story: Much like yourself I used to take calls at the office and that has irritated my manager, so I just returned them on the lunch-break or after work. Everyone knows what I'm doing and I even got a referral from the company's COO (who's an investor himself) which was very close to a seller financed deal.

As I was making progress, the time I was putting towards my RE endeavor became dearer than my hourly job rate - so I asked for a raise knowing it'll be better off for them to keep me at the company yet I was prepared to be fired.

Bottom line, it really depends on the culture of your company and the people you're working with; I got referrals, referred peers to my realtor, got a (60%) raise, and even a request for a future JV.

Ok my turn now. I read through the entire thread but couldn't find a straight answer to the case where the wholesaler:

-Put 5% earnest money (or any substantial amount)

-State to the seller about the option to assign the contract via the "and/or assignee" or an addendum

For the folks who suggest to be on the safe side and get a license- My goal is not to wholesale but rather flip or hold the deals I can structure (don't like the terminology find deals).

1. You need to follow up: Create a list of the addresses, and hit 'em every once in a while either by phone, mail, or knock at their door until you get to talk to them and understand the situation. Even after you've qualified a lead you'll have to follow up.

2. Choose a hat: When going after a property, position yourself as either an agent with a buyer who wants to buy their property, or as an investor who wants to buy it. For the latter, write an assignable contract and if accepted, you can either take it all the way by yourself (a partner is advised for the first deals), or assign it.

 bird dogging is a job/function rather than a form of investing. They can make their money by referring the properties they find to investors, or taking the next steps which would be contacting the owners, following up with them, writing a contract once the lead is qualified and if accepted use whatever strategy ; wholesale the contract, flip the property, buy and hold it.
