No. I didn't. The wait was too long. Plus they never followed up. So I assumed they don't need new customers.

Hi All, 

I wanted to see if anyone has a recent experience to share about MSHB in Memphsis, TN. I am currently on wait list for last 4-5 months. I have only heard good things about them here on BiggerPockets and on the web too. 

If anyone can share a word or two about their experiences, I'd greatly appreciate it. Also, those are currently investing with Terry and his team, did you guys work with an agent specially those who aren't local.

Well, 2008 was little different in the way that individuals were buying properties that they shouldn't have been and getting into ARMs without quite understanding the implications. 

Here I am just saying that I don't have 20% saved up. So is there something similar to FHA loan for investments where I can pay say 8-10% and a PMI.

Hi, 

I am curious about knowing options for buying Turnkey rental properties without putting 20% down. 

Great credit history and stable income job. It just gets difficult to raise 20% every time as B+ and better neighborhoods are at least $80K and north. 

If any lenders out there have any investor friendly programs I'm all ears.

I talked to a company and have been looking at a couple of possibilities. Also talked to the person who was introduced as the person working for the property management. She sounded nice and was forthcoming. What I am struggling with is the property valuation. They have also listed it on Zillow / Trulia which kind of surprised me ( Estimated at 55k)
Also, checking the county records the property is evaluated at 18K. The asking price is 85K .Financing is available.  Also, on the county website another property managment's name came up. 
So I am not able to connect all the dots here. The person I am in touch with is very prompt in answering the questions but almost every time it raises another question. I have been given the option of putting a contingency of fully leased and cash flowing at the time of closing otherwise I can back out. 

So just wanted to know how does one do due diligence on out of state turnkey investment properties.

Hi everyone,

I am Sandy. I heard about Turnkey Real Estate investing a few months back. I like the concept of passive income without being an actual landlord. I started researching companies that provide this service. So far I have talked to a 3 of them. American Wealth Builder, Epic and maverick group. Any of you worked with these companies before. I'd love to hear your experiences. I looked at the sample properties from each one of these and they look reasonable on paper in terms of numbers. However when I researched about the neighborhoods, each one of those happened to be lower income neighborhoods with not so great schools and that was the reason ( in my mind at least) for the price to be little cheaper and numbers being attractive (12-15%) I am little concerned about investing in such properties simply from vacancy perspective.

A part of me tells me that they are just trying to make a quick sale as nothing is guaranteed in real estate business. Last thing I want to do is invest in an out of state property that sits empty for the most part. There is also a part of me that says that I won't know it unless I actually do it

Sorry for the long post. Just wanted to provide where I am coming from on the matter. I look forward to expert opinions. Also, if you have any other suggestions in terms of companies, I'd truly appreciate that.
