Heather congrats on the anniversary!! I can't believe how far you've come and how much you accomplished in just one year. I feel privileged to have met you here. 

There's a lot of people that come and go on this forum, but not that many take the action to do something like you did. I know from out talks that you are going to be very successful in investing!

So how is that guy paying 1.7%?

I would think an out of state investor will not be able to take advantage of the no state income tax, but maybe I'm missing something.

When I owned property in Texas the property taxes were killers. I had a new house that cost $163K and my taxes were just under $5k in Cypress, Tx. So I am surprised taxes in the DFW are only 1.7%

Well I think cash flow wise Texas is a bit harder because property taxes are so high. 

I think it's about timing and exit strategy. Get in, get out fast. Put the portfolio together and dump it on wall street, and leave with your millions and stand back and watch what you just dumped off crumble. The banks did it before. The same leaders of those banks just have a new way to do it with the hedge funds buying homes now. It's okay to pay too much as long as you can spin it as a great investment and get somebody else to buy it from you at millions of dollars of profit for yourself and you are out.

@Ezra Nugroho Doing a follow up in Birmingham . I did 8 days in Atlanta, 2 days in Milwaukee, and 6 hours in Bham at the beginning of Oct. 

B'ham got my interest so I'm going back for more research.

Johnson, usually we meet in the middle of the month and this one is pretty early. Is there a reason for this? I will be looking at properties out of town so I will miss this one and breaking my streak.:-)

@Jay Hinrichs  It would be amazing for the Giants to get their 3rd world series. Then I can rub it in some people faces who are A's fans. I don't know why but everyone who is a fan of the A's or the Raiders absolutely hates the Giant's and Niners.

On another note Kapernick looked pretty good against St Louis. I hope consistancy is something that is just around the corner for him. I was surprised how bad the running game was though. Reminds me when Singletary was coach. Said he was going to run, tried to run, failed in the run, but still kept doing it. Gore and Hyde got stuffed way too much and still they tried running for the Td and on 4th down.

Sadly I think Denver is going to take it to them, but I hope for the best. You might need more mai tais during that game!

Where do you find new homes for that now? Or what are the new numbers today-not a few years ago?
