Might wanna check, rent seems low, but how many bathrooms? 

I get 625 for a 2/1 house and 792 for a 3/1.5 both sec 8 in B'ham

I've made a few trips to Atlanta looking at real estate and prices went up pretty quickly over the last few years. Only C areas can get you 2%. You won't see much appreciation probably, but run right could be great cash flow.

I too am resetting my life to buy all rentals and live off the rents so I understand where's your coming from. It can be done, just needs work and being smart.

I don't think the 2 percent rule is that common in Atlanta-maybe it was 3 years ago. You can still get it but it will be in c and d hoods which are a bit more challenging to manage.

Larry on your website you list several Birmingham homes for sale already. How is it that you are selling these to others as investments when you have never visited or are not sure of what the market is like there?

I saw Oakland, Ca was listed. There's a lot of homes in Oakland that cost way more than most of the homes in Alpharetta. It's a big city and I'm sure that some patches in any city can make it look worse than what it really is. Real estate is so local that it can change drastically within a block or two.
