I agree with your choice of city to invest in real estate. The price point in not too realistic for A/B/C grade properties in decent areas, but is attainable with careful planning in not so decent areas. I agree with Eric Greenberg's advice to get to know the area. Shoot me a message if you need further info about a specific neighborhood or a property.

Najah, this does not look like a super great deal at 327K. I did a quick look and I think it is worth about 280 to 300K if no major work is required. It is in a great area of Philadelphia and depending on your investment goals it could be a good investment. Let me know if you're still interested in it and I can do a deeper analysis for you.

Justin, I agree with all the previous replies; every strategy will work to some extent, but the real strategy will present itself to you once you begin the action taking part. The market will show you more about itself than any other type of learning will. Too much information is a thing, and it can make you blind to some opportunities, in addition to binding you in analysis paralysis. Feel free to reach out if you need any help, like analyzing a deal or getting a second opinion on something. 

I have not personally dealt with Airbnb but know of other agents and investors that are doing well. Certain areas of Philadelphia (and counties nearby) do better with Airbnb's than others, but they are in most sections of the city and doing well. You cannot go wrong with investing here.

Hi Didi, if you're buying in Philadelphia there is a first time home buyer grant available, 6% of the purchase price and up to $10,000. If you don't qualify for this grant due to your income or debt to income ratio, there are a few lender grants\credits available as well that you should avail.

Hi Adam, not in Overbrook but I have a rental in Frankford area, near Bridge and Franford Streets. Overbrook is a nice area, I used to live on Ruskin Rd (Overbrook Park) and then near 66th and Lebanon (Overbrook). What is your question?
