If you had 200k, your strategy is buy and hold Want to get something close to Los Angeles as possible, not more then 3 hrs drive from LA. No hoa properties What would u do. Sorry no 3m here

@andreas mirza thanks for the feedback, my combination is both cash flow and appreciation. Not planning on selling anything unless need to. I am not sure what you mean by Ratio's (if possible direct me to that link where i can read about that). I am looking Middle to upwards, i have heard in some neighborhoods the potential is high but i don't want to be in that situation from the start may be once i have couple underneath my belt.

thank you for the San Bernardino idea, i am going to look into it. but i my goal is mostly non HOA properties.

I do plan on putting down and financing, just not sure if i should start with 4 or more units.

Have you looked into Riverside County what are your thoughts on that.

Found this form couple of weeks ago, amazing resource.  Looking to learn allot and hopefully can give back also.  

Long term buy and hold are my goals, 

Currently in Stock market want to diversify my portfolio.

Not currently interested in out of state nor to far from los angeles unless its out of this world deal.  

One of the reason that i stumbled on this forum, i can probably pull out 200k cash out of my primary residence to buy something.   Question is what should i buy for long term and and should i put down for one or two properties.  I know 200k is not enough for LA but i am willing to go 3hrs radius if needed.  

I am more interested in multi-units then SFR,

Looking forward to all the input and making new connections.
