120 Unit Apartment complex in Greenville, TX. About 20-30 minutes outside of Dallas comprising of a mix of studio, 1 bed/bath, 2 bed, 1 bath, and 2 bed/bath apartments.

The equity capital was raised via passive investors looking to become Limited Partners in large multifamily real estate investments. We used a 506b offering, meaning they had an existing relationship with our team prior to investing.

What made you interested in investing in this type of deal?

Proximity to Dallas, TX, projected growth rate in that area, partners involved.

How did you find this deal and how did you negotiate it?

Referrals

Rahab, RUBS program, gym, tenant screening, etc.

Dallas is a great market but if you want to avoid the high property taxes buy outside of the city limits but still close enough to support the commuter demographic.

We are looking into purchasing a SFH in Arizona & turning it into an airbnb. It does not currently have AC, but was wondering your thoughts on adding mini splits instead of installing a traditional HVAC system? Pros & Cons would be appreciated!

National Road apartments is an 84 unit Apartment complex located in Columbus, OH. We were able to purchase this by networking and partnering with other professionals focused on creating passive income and tax free wealth.

The business plan for this one is buy and hold, with a value add play (rehab followed by increased rents) and expense reduction via a RUBS program, which will allow us to refinance in year 3 and sell in year 5.

What made you interested in investing in this type of deal?

The market location, potential value add of the property, and the projected cashflow as well as opportunity to sell at a higher price after a 5 year hold.

How did you find this deal and how did you negotiate it?

Networking our butts off, being honest and open about our values, goals, and adding value to everyone we could.

How did you finance this deal?

Pooled capital with friends and family using a 506B offering.

How did you add value to the deal?

Over the next 1-2 years we will improve each unit, rehabbing and lowing expenses, as well as adding professional property management to ensure we are providing affordable housing to the right tenants.

What was the outcome?

Still ongoing. 3 more years until the refi. Ask me in 3 years!

Lower price point does not equate to lower occupancy rate, or vic versa - while those factors are both present in some markets in other markets they are not dependent upon each other. 

Furthermore, while LA may have great occupancy it has terrible landlord tenant laws, much like Oregon, where I live. Which is why I invest in areas that make more sense, both as a landlord and as an investor looking to maximize my ROI, NOI, and mitigate my over all risk.

Basically, I look for markets that have good landlord laws as well as show good job growth, population growth, rent growth and unemployment rates lower than the national average for the last 3 years. Long story short - the midwest and south east states. In particular, we like Ohio, North Carolina, and Texas right now. 

Plus your dollar will go a further and your occupancy rates will match or exceed LA.

@Raul R. I would like to know how you can determine age on an HVAC - unfortunately that info was not given in some of the properties we purchased and a few units are having ac issues lately (some more than others) - thanks!
