Should have invested 3 years ago. Too late for that but 3/2 SFH in good neighborhoods go for $150,000, so those might not be a bad price. Look at the area(s) carefully, HOAs and property management expenses.

@David Krulac is right.. Have their parents co-sign.  I have a College Student rental with walking distance from UVA and the property management company gets the parents involved.

Keep you head up @Blake Williams.  If you're discouraged at the shape the house is in, most likely so are others.  You've gotta look at the long run though and see the potential.  You may be able to get a reduced price and fix your unit that you plan to live in or go for a 203K loan and fix everything at one time.

Selling a MF might be a downside.  You either need a buyer who's willing to share a roof with a his tenant or you need an investor.

Depreciation is nice.  The bank pays for most of it and you benefit from it.  The interest deduction  is nicer.  The Cashflow is nicest. 

I have 5 units and bring in about 25% of my take home pay from work (after expenses).  Where else could I do that and spend about 10 minutes per month dealing with the properties (I have property managers on 4 of 5)?

Availability of jobs for tenants or proximity to local colleges/universities.  Gotta be able to pay that rent !
